Roof Estimate Checklist: What to Send for an Accurate Xactimate Estimate

A roof estimate is only as accurate as the information behind it. Use this checklist before you order. If you order a roof measurement report or an estimate from us, we take the roof measurements ourselves and you can skip the first section.

Measurements

  • Total roof area in square feet or squares (one square is 100 square feet).
  • Roof pitch for each slope.
  • Linear feet of ridge, hip, valley, eave and rake.
  • Waste factor. Ten or fifteen percent is typical, depending on roof complexity.

Existing roof

  • Number of layers to remove.
  • Current material: three-tab, laminated or architectural shingle, wood shake, slate-style or tile.
  • Sheathing condition and whether any needs replacing or renailing.

New roof

  • Material and warranty level.
  • Impact resistant or fire resistant products, if required.
  • Felt weight or synthetic underlayment, and ice and water shield areas.

Flashing and metal

  • Drip edge, step flashing, roll flashing and valley metal, in linear feet.
  • Metal ridge cap and any ridge or hip shingle upgrade.
  • Chimney size: small, medium or large.

Penetrations and vents

  • Pipe jacks and their sizes.
  • Box vents, exhaust vents, turbines, ridge vent and power attic fans.
  • Skylights: size and quantity.
  • Satellite dish detach and reset.

Job costs

  • Dumpster size.
  • Permit costs.
  • Extra labor hours, with a note on what they are for.
  • Whether to add overhead and profit.

Photos and documents

  • Every slope, plus close-ups of damage.
  • Any aerial report or adjuster estimate you already have.
  • Claim number, date of loss and type of loss for insurance work.
